Any tips on what to do it's already been crepied The ceiling is covered in soot from a leaking fireplace and crappy wood burner

Scrub it up and stick a pot of artificial flowers in it. Let the buyer spend the cash.

Thanks for making an interesting visit to the forum so far. Where’s all that lovely wallpaper gone? What will you be using those boxes of clip “things” on? Are they for floor, wall or ceiling?

The old ceilings were just 10mil plasterboard and covered in soot we had an estate agent to have a look at the house as we normally just do traditional work but as this house was a new build in the 80s it's getting an up to date look. The agent said plastic so thats what it got. Plasterboard would have taken us days to do to get a nice finish. The plastic cladding looks good and we did the two rooms which is now one room almost 50sqm in under four hours finished.

Plastic ain't up to date and is horrible on a ceiling but far preferable to the browned and twisted lambris that was hanging by a thread on several of my rooms.
There is also no doubting the time saving and that it looks clean and liveable with (poor English) ie doesn't give a cringe feeling and is undoubtedly the right solution for moving on the fixer-upper.
Nobody is going to walk away because of it or pay you less money because of it, nor would they pay you any more for having plasterboarded, taped, jointed and painted.

It is not a matter of someone will not walk away. Trying to get the most out of this property and as the agent just sold one similar to this one for silly money I will take her advice but thanks for your advice.

Both the agent and I are of the same opinion, I don't give advice when someone asks if I feel they are likely to throw it in my face.

I am in favour of using the plastic stuff. It doesn't need finishing after its up. Cleans easily if needed. You don't end up seeing hundreds of rusty nails like the wooden saunas I have seen. It is often hollow section so it adds a small element of insulation effect. It is lighter than plasterboard which I can no longer lift and doesn't need a plaster skim coat which I can't do to save my life.

My sous-sol had polystyrene tiles stuck to the plasterboard, the bricos were full of them when I first came here, I doubt that I will be able to buy any now to replace the ones that melted when I was soldering plumbing joints.
I have proved that they are fireproof though!

I was in the trade when the UK authorities woke up to the facts about fire and polystyrene tiles. We were shown a video of a ceiling catching fire and saw the flaming liquid plastic droplets showering down. Thankfully we couldn't smell the toxic aroma as well. Even after supposed flameproofing additives were being used our sales dropped like a stone.
Then the fashionable replacement arrived. Artex! Which contained asbestos.
