In rented accommodation
the battery in the fire alarm in our rented accomodation.
it is on the ceiling and is beeping. Presumably because the battery is not up to it.
we are unable to change it.
is it the landlords responsibility to do so?

Contact the landlord - tell him you would change it if you could reach and ask him to do it.

I suppose it depends on whom is paying the fire insurance that may not be valid if the smoke detector is not working ?

Your responsability, don't hassle the landlord, from what you say he is keen to get rid of you anyway.

I was being over cautious perhaps. My balance is poor, I have been advised not to work that involves stretching, lifting or using steps or ladders. I had to go out this morning and have done it.

Your responsability, don't hassle the landlord, from what you say he is keen to get rid of you anyway. He is keen to sell the property. The fact that he does not bother to fulfil his obligations in a timely manner probably has something to do with it.

Indeed but replacing smoke alarm batteries is not one of them, believe you me he would far rather not have fitted them.

I thought it was a fixture. Required by law. There is nothing about it in the contract.
Mowing the grass is. I am embarrassed to live in such a property with such unkempt grass around it.

Installing the smoke detector is the responsibility of the Landlord but maintaining it is usually the responsibility of the tenant..similar with most fittings. Maintaining the hot water system is the responsibility of the the tenant but replacing it is the responsibility of the landlord. At least that is usually the case in most unfurnished rentals. Your specific contract may say different. Cutting the grass is always the responsibility of the tenant unless the landlord or the copropriotie have a contract with a geounds maintenance person.

Tennants in the block pay a surcharge on the rent I order to have the grass cut.
Although it is cut occasionally, it is done very unprofessionally, in as much as much is not done and large heaps of grass cuttings are left lying around

I think the contractor may be getting the boot at the next AGM.
