I bought a house in the Limousin the house next door was empty and abandoned. I asked the notaire if they could find the owner, he had died and the house belonged to the state. The notaire contacts the tax office and puts my offer of 16000 to them. They say no it has to be valued by an agent they use. They only use one agent, I bought the land around the house from another owner for 500 euros but the house still had a bit of land. Contacted the agent and offered him the land if he found a buyer or I would pay 12000 for the house. The agent called this morning from the tax office asking if I wanted to buy in my name or one of the company names. Sale agreed so instead of the tax office getting 16000 they get 9000 as the agent take 3000 commission. Mental in my opinion. They could have got more at a public auction but that is not how they do it.

I would put money on the €3000 not being put on the books against the sale price but rather lumped together as a one liner in the annual accounts "expert opinions" alongside legal opinions, architects fees, engineering assessments etc..

Nice easy money for him. He just gives out the address let's you know where the key is you view and make an offer. A few weeks later you either hear from him or you know you were out bid. They must get a minimum of 100 plus properties a year. If it belonged to someone in an old age home it's not sold till they die so some can be in a pretty bad state at my end of the price bracket.
