I would not worry about a comeback on him. The notaire should have spotted issues and failing that, having failed to inform you that changes had been made but not declared it might be construed as a vice caché

I would not worry about a comeback on him. Well, I was rather hoping for a comeback on him! He's very well off, clearly knew what he was (not) doing and now my taxe fonciere might be increased to considerably more than I've budgeted for. When you say The notaire should have spotted issues what do you mean?

On reading carefully how the grading is arrived at, size is taken into consideration so maybe that partly explains the low grading. It is a very small house.
I've also found this description of categories:
1 : "Nettement somptueux" 2 : "Particulièrement soigné" 3 : "Belle apparence" et qualité de la construction "Très bonne" 4 : "Belle apparence" et qualité de la construction "Bonne" 5 : "Sans caractère particulier" et qualité de la construction "Bonne" 6 : "Sans caractère particulier" et qualité de la construction "Courante" 7 : "Sans caractère particulier" et qualité de la construction "Médiocre" 8 : "Aspect délabré" et qualité de la construction "Particulièrement défectueuse"
which looks like a fair fit for this property so I'll leave things as they are and avoid any stress. Thanks for your help.

When you say The notaire should have spotted issues what do you mean? If there are vices cachés then you do have comeback but the French judicial system is very slow and expensive - even if you win and are awarded costs which seem to be based on the going rate sometime in the mid last century. The notaire is supposed to compare the sales description with what is recorded for tax purposes as part of his due diligence.
