A simple question: when I first came to France 25 years ago it was the property buyer who paid the agent’s fees. But I have the impression it is the that it is now the seller. Is this right or has it always been negotiable? Thank you

It's still usual for the buyer to pay the Immo's fees but there's no reason why the seller can't come to an arrangement with the agent, that's what our friends did when they sold their house in the summer.

Notable that a lot of properties are being sold around here with the seller being responsible for the fees. It is of course immaterial. There is a selling price. If the buyer is paying the immo fees that price should be a bit lower than if the seller is paying them. Effectively whatever is written, the buyer pays the fees - either directly or though the sale price.

* Les honoraires d'agence seront intégralement à la charge du vendeur Technically yes but if the property is say for example 160000 fai inc. The buyer offers 140000 fai inc, the owner accepts the offer then technically the seller paid the fees.

The contract for selling the property is between the seller and the immobilier. So legally the seller is responsible for payment of the fees.
In practice, the notaire pays the immobilier from the proceeds of the property sale.
So no, the buyer never pays the immobilier.
(As above, the selling price of the house may or may not include immobilier fees, either way, the seller still pays the fees)

We paid the immo when we bought our house. Whether the seller pays the immo or not is surely stipulated in that contract that you speak of.
